Try "unused=22-31" not a big deal I think, but more appropriate
perhaps...

should adsi=no ?? If you don't use adsi phones, why would you have it
on?

I have these three as yes

Try pridialplan=local

I think in general the only thing you need to change is the pridialplan
above.... Once you get it working, let me know what your call quality is
like calling mobiles (from the mobile phone end) 'cos mine is not very
good at all :( I'm sending a message out once I get through my emails
here :)
