This was set already.

Ok, I fixed that and reloaded

I also tried to use this example of yours, of course I used my
username/pwd, but no luck, I keep seeing no SIP registrations and I
keep seeing that warning

I can add that on the console I saw this line:

[Mar  1 12:11:05] NOTICE[421]: chan_sip.c:19580
handle_response_peerpoke: Peer 'SIP-PROVIDER-008' is now Reachable.
(68ms / 2000ms)
